2010 UpdateIn 2010, we installed a complete Sony entertainment package for all units. All two-bedroom/two-bath and one-bedroom/two-bath units have a 46" flat screen TV in the living room while the bedrooms receive a 32" and all one-bedroom/one-bath units have a 32" in the living room and bedroom. Each unit also has a Blu-ray and mini stereo system with an iPod docking station. We continue to replace items in your units such as washer and dryers, refrigerators, and some wood-laminate and carpet.
For the exterior projects, we completed eaves and soffit replacements along with painting and concrete spalling repairs of building E. Annual inspections of structural columns were completed. The pool renovation project is done and with the beautiful plants and rocks landscaping the perimeter of the deck, it looks great! We have also upgraded the BBQ grills at the pool that also ties in with the lava rocks. Lights and a railing will also be added to the steps leading to the lower deck. Enclosures of the barbeque grill propane tanks have also been completed.
For 2011, your board has approved a model unit that will be completed by April. This unit will have interior upgrades of flooring, furniture and soft goods. Resurfacing of two tennis courts along with wind screen, net and fence replacements are scheduled for January. Also approved were carpentry repairs, painting and concrete spalling for buildings A and B and concrete spalling repairs for the lanais of buildings F, G and H. New vinyl/fiberglass doors will also be installed on the utility room of buildings F and G.
The hotel pool and the tennis courts reciprocal usage agreement are being finalized. Management of the resort next door have allowed us to utilize their pool next door while the use agreement is being finalized as we allow their guests to use our tennis courts and barbeque grills. The hotel athletic spa would not be included as it is a separate fee that would be charged directly to the guest.
